The prosperity and the unique features of this landscape always attract the buyers to try their hands in Bhutan’s Real Estate. Although men and women have equal rights according to law, women enjoy more power in the field of real estates as 705 of Bhutan’s land is under women’s control. The matrilineal inheritance system of Bhutan helps women own these 70% of land. Before, it was not easy to obtain a land in Bhutan.<span id="more-43"></span></p>
<p style="text-align: justify;">But now with World Bank’s Challenges and the opportunities to develop this land lock country many private sectors come out to do real estate business. But there are still some disadvantages for huge real estate growth due to the lack of skilled labors and costly transportation charges of the materials used for construction of buildings.</p>
<p style="text-align: justify;">Although there’s a demand to expand the residential areas due to economic opportunities, the Government of Bhutan is not compromising on preserving 60% of land for forest protection and another 26% under other protection areas which are not for real estate business. The land lords of Bhutan are in touch with Bhutanese Real Estate Agents to display their land on sale under the agents’ listings. The agents update regularly about the land value and the demand accordingly. Now with invention of computer technology, the landlords are able to purchase the Bhutan Tenant Database and upgrade their offer in that database to be noticed by the buyers or tenants.</p>
<p style="text-align: justify;">They contact the land lords for purchasing or renting their lands, houses, apartments, sublet or rooms for the needed. Some private agencies take care of the lease or sale agreement. They also verify the tenants or the owners back ground reports, credit checks, criminal background checks and employment background checks etc for the favor of the seller or owner at reasonable fee</p>

In this century, Bhutan is a country that is changing slowly to modernization. Their food is a fine combo of cheese and chilly domination. ‘Ema – Daste’ is the unofficial national dish which has many interpretations along every region. Salted ‘Butter tea’ and sweet ‘Suja’ are the common beverages of Bhutan. Chang and Arra are the beer and Spirit which are served during social gatherings. The life style of Bhutan is mainly influenced by religion. Every house in Bhutan has a special room for prayer. They consider the prayer beads and Twirling Prayer wheels to be holy things related with their religion. The Bhutanese have the custom of greeting each other by offering ‘Doma’ or betel nut. The Bhutanese men wear a waist belt ‘gho’. Women wear ‘Kira’, long robe with colorful and traditional pattern. This unique, deeply spiritual and mystic country is    gradually opening its door to modernization.</p>

The main meal consists of red rice, meat with chili and cheese. Rice is the staple food of Bhutan. The spice of chili dominates Bhutan food. Another ingredient that is also dominating the Bhutanese cuisine is cheese. Contrary to chili this cheese makes the dish so yummy. Another famous vegetarian cuisine is ‘Kewa – Dasti’ which is made up of potato chili and cheese. Some people go for ‘Shamu – Dasti’ where mushrooms replace potato. BumThang Region people are famous in making “Cheese Momos” which are small buns steamed with cheese, potato and chopped onions.</p>

Another famous vegetarian curry which is available in “Ready to Cook” packs is “Matar – Paneer”. This is one of the famous North-Indian dishes which use Green peas and Tofu cooked in onion – tomato paste. Many tourists pick this “Matar-Paneer’ for its unique flavor. The spices cinnamon, cardamom, Cloves, Nutmeg, Kasoori-Methi, Ginger and Garlic grinded into fine paste add the tempting flavor to this dish.</p>

Yak meat, Pork, Beef, Fish, Goat, are some of the dishes on which meat lovers relish on. Red rice and corn are cooked in daily meal. This is the main reason why Bhutan people speak as many as 13 different languages. Although these many dialects are in practice, Dzongkha, Sharchopkha, and Nepali are spoken in common.</p>
<p style="text-align: justify;">In the west side of Bhutan, Dzongkha is in practice, South Bhutan people speak Nepali and east side residents communicate in Sharchopkha language. For the comfort of understanding, the Radio stations broadcast main programs in all the three languages.</p>
<p style="text-align: justify;">Out of these three, Dzongkha is the national language of Bhutan. It sounds like Tibetan but script differs. This is one of the two languages in which the subjects are taught in Bhutan. Another common language in schools is English. You can manage well if you speak English in Towns. But at least little knowledge in Bhutanese helps when you visit villages.</p>

As there’s no rail or helicopter facility to go round, taxi and public buses helps the tourist to enjoy many places. There’s no car hiring as such in Bhutan. But the places where you stay may offer you a vehicle on request to go around if you posses a proper license. Here are some points to help you in car rentals.</p>
<p style="text-align: justify;">It is not common to hire a car in Bhutan. But if could get one, check the condition of the car before hiring. Look for any damages or scratches in the car. If so, inform the person who is lending you about the damages. Verify if the rates are hours based or days based. Ask for any insurance if any.</p>
<p style="text-align: justify;">Verify the taxes and other charges you need to pay on your way to different sight seeing places. Confirm the late penalty fee if you get into any traffic. Ask for the average mileage and the fuel tank details. Keep the phone number of local person u know to contact when your car gets into an accident or breakdown. Also check whether you need snow chains to drive in that snow capped mountain.</p>
